Design

Every residence at Dockside Green has been thoughtfully designed by award-winning Busby Perkins + Will Architects to take full advantage of the natural light and views. We’ve thought of everything from occupancy sensors in closets, efficient storage areas and spa-like bathrooms to 7 inch thick reinforcing concrete floors that offer privacy and soundproofing. But without a doubt, it is the interior design and technical functionality of each suite that really steals the show.

The kitchen may actually convert even the most novice cooks into ‘foodies’ with its spacious open plan, thick polished granite stone slab countertops, large storage drawers and multi-function eating and cooking areas. 

We’ve metered each residence individually for hot and cold water use, electricity and heat. You can even control your heat and monitor your consumption data online. How cool is that? Energy efficiency is further enhanced with an Energy Star® Appliance package including refrigerator, range, dishwasher and front loading washer and condensing dryer. Combine that with the water-saving high performance dual flush toilets and low flow shower heads and faucets and you’ve got a suite designed with luxury and sustainability at the forefront. 

Forward-thinking landscaping made up of green roofs, numerous green spaces and pedestrian pathways add to the perfect urban-meets-nature lifestyle. Naturalized water features meander through this lush oasis to create a socially and ecologically responsible open space. And, it makes a lovely backyard too.

Security

When it comes to security, no detail is too small. Paladin Security provides our regular site surveillance and we’ve incorporated a state-of-the-art fire protection system and in-suite security system to ensure you feel safe and secure inside as well as out. We’ve even thought of how best to encourage a new, healthier you. How does a secure common bike storage area sound?

Building Operation

We do the ‘green’ for you.

Life in this LEED® Platinum certified building is pretty rosy. It uses between 55-60% less  water than traditional condo buildings and provides each suite with 100% fresh air through its heat recovery ventilator that pre-warms incoming air – saving energy. It’s even 47% more energy efficient than the Model National Energy code, has its own on-site biomass energy plant that provides heat to each suite and its own wastewater treatment plant  that utilizes treated water for flushing toilets and irrigation.

Not impressed by all of our environmental accolades? How about a warranty that protects your investment for 10 years against structural defects, 5 years of envelope coverage and 2 years of limited material and labour coverage?

Indoor Air Quality

We believe optimum indoor air quality is one of the best housewarming gifts we could give our residents and we invested in the innovations and technologies that have made it a reality. We’re proud to say that 100% fresh air is ducted into each and every suite and that all suites include windows that actually open to maximize natural ventilation. We avoided urea-formaldehyde composite wood and agrifibre products and used only superior low or no volatile organic compounds, eco-friendly paints, sealants and adhesives in order to contribute to the superior air quality. During the construction process, we implemented indoor air quality after construction practices that minimized air contamination, then tested the overall air quality after construction was complete to ensure that it met our own exacting standards. And now for the real housewarming gift — each suite comes equipped with a six month supply of green housekeeping supplies so that you can continue our good work.
